About the Brentwood, Tennessee Area

Brentwood, TN

is an affluent suburb about 10 miles south of Nashville, along Hwy 65. Here you’ll find the kind of peace of mind and economic stability that makes it a fine place to raise a family.

Economically, Brentwood is based on finance, health care, and education. Workers commute to Nashville (about 25 minutes away) or to one of the smaller towns in the surrounding area. Brentwood’s cost of living is lower than the U.S. average, and there are no state taxes. The real estate market is also stable: Even when the housing market softened in the rest of the U.S., homes in Brentwood continued to appreciate. Median prices for single family dwellings continue to be ahead of the rest of the state, even now.

Homes in Brentwood

tend to be large, often 2-story, with covered porches,
gabled roofs, and colonial touches. Lots also tend to be large, often consisting of multiple acres. Crime is very low, and even the divorce rate is low here. Brentwood’s schools are highly rated by students, teachers, and parents, and many of the schools are national Blue Ribbon winners, a mark of excellence. We have at least seven fine colleges and universities within a 30 mile radius, including Vanderbilt and Tennessee State, which steeps us in culture and gives us great sports entertainment.

Contrary to popular belief, this middle part of Tennessee has four distinct seasons. Wintertime lows drop to the 30s and we are often likely to see a few inches of snow; summertime sees highs in the 80s, accompanied by refreshing summer rains.

Historically Brentwood has long been an affluent part of Tennessee. By the Civil War, thousands of people had recognized that the soil was fertile and that Brentwood’s location – so close to Chicago, Atlanta, the Carolinas, and more -- was ideal. Brentwood’s population saw a steady upward turn in the early 1980s, and had more than doubled by 2000, from 9,400 people to almost 24,000.

Real Estate Tips
Pricing >Market Value

The first step you take when putting your home on the market is establishing the price. A professional market analysis can help you determine what the property is worth. Contact a real estate agent who is familiar with your area to get prices on the homes that are for sale and to see how long they have been on the market.

Your real estate agent will be able to provide you with information about the actual sale prices of homes that are similar to yours. He or she can also tell you about the features that influence the value of each property, such as the number of rooms, the overall condition, and the extra amenities -- home office, finished basement, luxury bathroom, hardwood flooring.

You can establish a market value for your home by putting all of this information together. If you price your home within 5% of the established market value, it should sell quickly.
